Radiance Iris, a social housing complex designed by Vigneswar Vasulingam Sivanesan, stands as a green oasis amidst the urban sprawl of Bengaluru. The project, completed in December 2019, offers a sustainable and community-centered living solution in the heart of India's fastest-growing city. Iris focuses on a community-centered design, incorporating natural vegetation and social spaces while addressing the challenges of high built-up area and low selling price.
Iris uplifts families by providing affordable, green, and community-based housing. The design incorporates abundant natural light and ventilation in each home without compromising on privacy. Social spaces, such as shared courtyards and open parks, foster a sense of community within the complex.
The project, located in Jakkur, North Bangalore, was built on a large 17000 sq-m site, with 90% of the existing trees preserved through careful planning. The complex consists of 77 row-houses planned around shared courtyards, with various unit types ranging from 160 sq-m to 250 sq-m. A semi-open 1400 sq-m community clubhouse provides a focal point for recreational activities.
The design of Iris was a result of meticulous research and innovative problem-solving. Detailed studies and simulations were conducted to maximize natural light and ventilation inside each home, while the layout was planned around existing trees to preserve native vegetation. The project has received the Green rating from the Indian Green Building Council, recognizing it as a sustainable housing complex.
The success of Iris was not without its challenges. Negotiating with real estate developers to achieve a community-based green design was a significant hurdle. However, the project stands as a financially successful model of social housing development through sensitive and sensible design, earning the Bronze A' Design Award in 2020.
