Rogerio Castro Conde's Nex One Park View, a pioneering mixed-use building on Cidade Jardim Avenue in São Paulo, has been honored with the Bronze A' Architecture, Building and Structure Design Award 2025 for its integration of biophilic design, sustainability, and urban connectivity, with completion slated for April 2028.

Nex One Park View, designed by Rogerio Castro Conde, has been recognized with the prestigious Bronze A' Design Award in the Architecture, Building and Structure category for 2025. Situated at 844 Cidade Jardim Avenue in São Paulo, the project stands as a new urban landmark, harmoniously integrating corporate, residential, and leisure spaces within a single tower. The building's design draws inspiration from its proximity to Parque do Povo, reflecting the park's natural beauty through biophilic elements and tree-lined streets that invite both residents and visitors to connect with nature.
The architectural vision for Nex One Park View centers on sustainability and urban integration. The building is easily accessible via public transportation and incorporates advanced environmental strategies, including stormwater management, high-performance glass, efficient water usage, and dedicated spaces for green vehicles. These features have earned the project LEED Core and Shell v4.0 certification, underscoring its commitment to energy efficiency and responsible resource management. The exoskeleton structure, composed of three interconnected volumes, not only defines the building's striking silhouette but also enhances its functional versatility.
One of the project's most significant challenges was its location adjacent to a store designed by renowned Pritzker Prize-winning architect Paulo Mendes da Rocha. Although not a listed heritage site, the store is a cultural icon for São Paulo, requiring Nex One Park View's design to respect its presence through careful alignments, setbacks, and height restrictions. The result is a building that both honors its architectural context and sets a new standard for mixed-use developments in the city. With construction underway since August 2023 and completion anticipated in April 2028, Nex One Park View exemplifies how innovative design can enhance urban life while preserving the city's architectural heritage.
