Babak Eslahjou's M1 and M2 multi-residential towers, completed in 2024 as part of Mississauga's M City development, have been honored with the Silver A' Architecture, Building and Structure Design Award 2025 for their striking geometry, urban integration, and contribution to city living.

M1 and M2, designed by Babak Eslahjou and completed in 2024, stand as the tallest and most distinctive elements of Mississauga's M City development. These multi-residential towers introduce a bold new architectural language to the city, featuring undulating, twisted horizontal bands that create a dynamic visual presence on the skyline. With M1 rising 61 stories and M2 reaching 62 stories, the towers collectively offer over 1,570 residential units and set a new standard for urban density and livability in Mississauga's rapidly evolving downtown core.
The design's uniqueness lies in its innovative geometry: seven typical floor plate shapes rotate and skew as the towers ascend, resulting in a sculptural form that is both visually iconic and functionally efficient. Unlike many expressive high-rises, M1 and M2 maintain excellent unit layouts, ensuring that the dramatic exterior does not compromise interior comfort. The podiums feature prismatic faceted glass walls, rooftop amenity spaces, and green roofs, while the ground level is animated by bold paving patterns, lush landscaping, and high-quality public amenities that foster a vibrant pedestrian environment.
Central to the project's philosophy is the reintroduction of green space into the urban fabric, both at street level and on elevated podiums. The towers' generous south-facing outdoor amenities and thoughtfully landscaped public realm support a healthy, walkable, and engaging downtown lifestyle. Overcoming the challenge of blending sculptural form with residential practicality, the project exemplifies how architectural innovation can enhance both city identity and everyday living. The Silver A' Design Award recognizes M1 and M2 as outstanding achievements in contemporary architecture, setting a benchmark for future urban developments in Canada and beyond.
