Aico Ltd's Baoshan U World project, completed in 2017, is a successful experiment in infilling mixed-use development in the suburban location of Luodian, Baoshan, Shanghai. Aico Ltd's Baoshan U World project, located in Luodian, Baoshan, Shanghai, is a mixed-use development that has successfully transformed the suburban landscape. The project was completed in 2017 and has since become a model for infilling mixed-use developments in suburban locations.
The project's unique design features a penetrable perimeter block, creating an active public sidewalk along city roads and inviting people into an energetic courtyard at the heart of the site. This porous layout enhances visual linkage and optimizes the surrounding riverfront greens, creating a vibrant community center in the suburban setting.
One of the main challenges the design team faced was overcoming the typical suburban model's emphasis on automobile efficiency over pedestrian convenience. The wide road red lines and large building setbacks initially overpowered human scale and discouraged pedestrian activities. However, the Baoshan U World project successfully generated a positive impact, providing the local community with much-needed vibrant public space in this suburban context.
Constructed with a total area of 30,511 sqm on a land area of 14,555 sqm, the development includes 7,060 sqm of retail space, 8,400 sqm of office space, and 5,590 sqm of apartment space. The office building stands at a height of 24m, and the project has been recognized with a Silver A' Design Award in 2021 for its outstanding expertise and innovation in construction and real estate projects.
The project's success can be attributed to the design team's critical thinking about the relations among traditional communities, commercial buildings, users, and nature. By adopting a penetrable perimeter block and infusing urbanism design principles, the project has brought a warm and sophisticated urban campus feel to the suburban location, creating a vibrant and dynamic community space.
