"Mysterious" Office Lounge: A Bold, Human-Centered Redesign for Yungching Realty's Hsinchu Branch

In a move to challenge the conventional image of real estate offices, Yu Xuan Lai has unveiled "Mysterious," an office lounge for Yungching Realty Inc. in Hsinchu, Taiwan. The project, led by three forward-thinking owners, sought to address the overlapping functions and lack of comfort in the original space by introducing clear zoning and a dedicated relaxation area. Completed between December 2023 and April 2024, the 176-square-meter redesign emphasizes both productivity and well-being, offering agents a much-needed respite from the high-pressure demands of their profession.

The standout feature of "Mysterious" is its rear lounge bar, a multi-purpose zone that serves as a hub for leisure, informal gatherings, and VIP meetings. Curved forms, dark tones, and dynamic lighting evoke the energy of a night party, creating a distinctive atmosphere rarely seen in real estate offices. Artistic paint, Italian terrazzo, and custom furnishings further enhance the sense of comfort and sophistication, while practical elements like integrated storage and a central tea bar support daily operations and foster communication among team members.

By reimagining the office as a space for both work and rejuvenation, Lai's design not only improves employee satisfaction and collaboration but also elevates the company's image with clients and landlords. The project's success is reflected in increased visitor numbers, higher turnover, and improved staff well-being, setting a new standard for workplace environments in the industry. Recognized with the Iron A' Design Award in 2025, "Mysterious" stands as a model for how thoughtful design can drive both business performance and human connection.
